The Secret to Selling Your Asheville Home This Spring

The Secret to Selling Your Asheville Home This Spring:  Get it Ready Now

The Secret to Selling Your Asheville House This Spring | CENTURY 21 Foley Realty

Spring is a busy time for the Asheville real estate market. Buyers who have been waiting all winter start to come out, ready for house-hunting.  More buyers often means faster sales and better prices for the sellers.  If you’ve already been planning to sell, why not make the most of this opportunity, with the increase in buyer demand?

With spring nearly here, this is the time to do any renovations and repairs, so that you can catch that first wave of excitement as the buyers begin their search for the year.

Making the Right Changes Matters More This Year

Right now we have more homes for sale in Weaverville, Asheville, and Madison County than in previous years.  Buyers are also being more particular about the homes that they choose to buy.  This means that in order to sell your home, working with an experienced Realtor can help you to make the most strategic repairs, so that your home will stand out in the crowd, looking its best.

In the 2025 Outlook for Home Remodeling, Carlos Martin, Director of the Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University, explains:

“. . . homeowners are slowly but surely expanding the pace and scope of projects compared to the last couple years.”

Some of the most common upgrades include water heaters, HVAC units, and flooring. Census data also shows trends leaning towards energy efficiency, which will lower the new homeowner’s monthly bills.

Creating Home Improvement Plan

Despite common practices, what’s most important is that your home improvement plan is tailored to your unique home.  Getting your house ready for the market will always be different from getting a house on the other side of Asheville ready.  An experienced real estate agent will use a keen eye to determine what buyers and their home inspectors will be looking for.  It’s good to do some simple, quick changes – but, certain repairs will be absolutely essential to make sure that buyers won’t be scared off.

While larger repairs like replacing a damaged roof or flooring may seem intimidating, in some cases, they are very much worthwhile, and can give you a much better selling price, and making your home amongst the best houses in its price-range.

Working with a Realtor is what makes all the difference.  Our agents know Western North Carolina like the backs of their hands, and are aware of market trends like this report from Zonda which shows which repairs, on average, give the highest return on investment  (see green in the graph below):

This is why it’s essential to find a great Realtor before starting any work.
Bankrate puts it best:

“As a seller, it’s smart to be prepared and control whatever factors you’re able to. Things like hiring a great real estate agent and maximizing your home’s online appeal can translate into a smoother sale — and more money in the bank.”

To make the most of the spring housing market, it’s important to start now, while there’s still time to plan and get on the schedule with contractors to get the work done. Waiting longer could cause you to miss that initial enthusiasm of the buyers who have been waiting to explore all the listings that the Asheville area has on the market – other homes will be the first ones to catch their eye.  We don’t want that.
